Precinct Grande is the latest architectural landmark in La Promenade, a premium gated community in the Sarawak capital. This new precinct comprises 17 superior bungalows, 76 innovative duplexes, spread over 20 acres.

Masterplanner David Ong created Grande with green living in mind. His designs called for multiple linear parks and eco finishing, which are faithfully being brought to life by Hock Seng Lee. Ong also designed the duplexes.
MNSC Architects was commissioned to design tropical bungalows and an entrance statement befitting the precinct’s namesake.

Precinct Grande is defined by its 17 bungalows. MNSC architects have come up with three types, each with unique features to suit discerning tastes.
Designer Bungalow is the most modern and radical of the trio. These homes are created to highlight the delicate off-form building technique, which requires precision craftsmanship. Builders must apply their highest standards as the finishing leaves no room for error.
Bungalow Majestic has amazing living spaces: Dedicated entertainment areas, double-volume dining and living rooms. But its showpiece is the ultra-luxurious master room, which occupies half of the entire top floor. Here, the home owner is most pampered.
Bungalow Elegant takes a more conservative design approach. It features a tried and true detached house layout and meets traditional expectations like big, wide lawns. Bungalow Elegant is well proportioned with natural ventilation, lighting, and lots of privacy.
The final refinement of Precinct Grande’s three-storey duplexes. These innovative homes share the basics of Duplex Modern and Classic, with added privacy on L2 and L3 for the master home owner. Lifts come standard in these luxurious homes.
These sleek semi-dees prioritise comfort and family fun. Living spaces on the ground floor are anchored by a great kitchen. Master room occupants enjoy their own walk-in closet on the second floor.
Duplex Classic brings the traditional pitched roof house into the 21st century. The architect imbues these contemporary tropical homes with traditional iconography. A best-of-both worlds in every aspect.
Duplex Modern is among the greenest homes HSL has ever offered. The architect uses the same perfected internal layout as Duplex Classic but added distinctive wide roofs for extra shade from rain and shine.
Residents of Precinct Grande will be spoilt for choice when it comes to the range of amenities they can enjoy on premises. This residents’ only clubhouse will serve as a focal point for exercise, fun and games. There is a 26m pool, gym, yoga room, which can double as a crossfit room, and function rooms.
HSL master planned La Promenade to have 50% more open spaces than typical housing estates. Usage of these spaces in Precinct Grande are maximised with plenty of tree cover and landscape furniture that are both beautiful and highly useable.
Intodesign Lab have created a trio of visually arresting linear parks, a “tunnels and hills” playscape aimed at inspiring imaginations and an external meeting point along La Promenade’s main boulevard.
HSL delivers tiptop security for all of La Promenade. Our friendly-but-firm guards are all in-house employees. This allows HSL Management Services to ensure consistency and greater attention to detail.
Guards are trained to use high-tech surveillance and record-keeping systems. All homes enjoy direct communication with guardhouses via a cabled video intercom installed.
The four-storey La Promenade Mall opened in 2021. The mall serves as a community space for our residents, HSL staff and the Kuching-Samarahan public. Tenants range from Choice Supermarket to Black Bean Coffee & Tea, Noms to Sweat Factory.
