KUCHING (Tuesday): Hock Seng Lee (HSL) added a feather in its cap following a win by Precinct Luxe@La Promenade, its premium gated community along the Kuching-Samarahan Expressway at this year’s Malaysian Institute of Architects (PAM) Awards.
The 112 exclusive units of double-storey super-linked terrace homes built by HSL won the ‘Commendation’ award in the ‘Low-Rise Multiple Residential’ category and is one of the two winners chosen in that competing class, beating all other national players for the spot. HSL is also the only Sarawakian firm to win the prestigious award this year.

Precinct Luxe is HSL’s second residential precinct within its 200-acre flagship mixed development known as La Promenade.
Judges were very impressed with Precinct Luxe’s landed strata lifestyle concept that included generous communal facilities and usable space for its residents – something which is rarely seen in the residential estates in Sarawak.
According to renowned architect and director of Design Network Architects, William Khoo, who is also the mastermind behind Precinct Luxe, one of the greatest challenges when developing low-rise terraces is the monotony of planning.
‘Our task as designers is to introduce components that add architectural interests to the facade and provide better design articulation. On that front, we worked closely with the developer to achieve the level of innovation we hope to create together.
‘HSL also wanted ‘landed condominium’ so we incorporated lifestyle facilities more commonly found in condominiums into Precinct Luxe, making it possible to enhance community living as HSL has envisioned,’ Khoo said.
Its executive director, Simon Lau, was overjoyed with the award, saying it was an honour and validation of the firm’s continual effort in advocating good design and responsible architecture.
‘As a developer, we see the need to invent or create spaces and structures that not only will make lives better but to also stimulate others to enjoy it. It is also of utmost importance for us to be able to deliver balance between the needs of the community and the environment.
‘Since the inception of our 200-acre flagship mixed development La Promenade, we have worked tireless to ensure that the homes we build support these key values. While the three precincts within La Promenade – Precinct Premiere, Precinct Luxe and Precinct Grande – offer different design layouts and built up sizes, they all feature the comprehensive two-tier security system and large open green spaces included to promote healthy community living. The team has put in incredible amount of effort to achieve that and we are truly happy that our hard work has paid off,’ Lau said.

Comprises of 112 super-link homes, Precinct Luxe features a residents-only clubhouse with a gym and swimming pool.
Based on Khoo’s entry notes for the PAM Awards, HSL’s Precinct Luxe was inspired by the Sarawakian longhouse typology where the long and linear block of the terrace housing is designed as an integrated modern and well-defined unit.
The PAM Awards is the premier award for architecture in Malaysia and is held annually. Of the 140 entries submitted, only 44 were shortlisted for judging in the 12 categories.
Earlier this year, HSL’s La Promenade and Precinct Premiere have also received top honours from SHEDA Excellence Awards for its superb security, landscaping and master planning.
In 2018, La Promenade also won the prestigious Malaysia Landscape Architecture Awards in the ‘Master Planning’ category.

The team from Design Network Architect celebrated Precinct Luxe’s win at the PAM Award held in Kuala Lumpur recently.
