HSL ANNOUNCES MORE ONE-STOREY UNITS AT SAMARIANG AMAN 3

KUCHING: Strong demand has prompted Hock Seng Lee (HSL) to hasten the launch of new single-storey terraced and semi-detached houses at Samariang Aman 3 (SA3).
This will be the third phase of SA3, which was only launched in July 2020, currently one of the fastest developing large townships near the city centre. All single-storey units from two earlier launches have fully sold out.
“It’s been more than a pleasant surprise. So far so good,” said Lisa Ikram from HSL corporate communications.
“We unveiled SA3 in mid 2020. HSL prioritised single-storey units and bookings came fast—over 60 bookings in just a week. By the third quarter last year, we launched a new phase, which again, all single-storey units were sold.
“Since then, we’ve worked quickly to design and get more units approved. We’re very glad to provide what the people want — aﬀordable homes.”
The new single-storey units are improved versions of what came before. Tweaks have been made to the layout but ﬂoor and land sizes remain unchanged.
Intermediate units start from 861-square-feet with three bedrooms, while corner units are larger-than-average at 1,155sqft. These terraced houses have land sizes from 3.6 to 9 points.
“At the same time, there’re new double-storey terraced units in this phase. That means buyers have options of double-storeys from earlier phases, which are classical in design, or from the new phase, which are more modern in outlook,” Lisa said.
SA3 is an expansion of an established housing area along Jalan Sultan Tengah. Within walking distance are a Mydin Hypermarket, two schools and mosques. Government oﬃces like Yayasan Sarawak’s headquarters are within 1km. SA3 is also next to the picturesque Kuching Wetlands National Park.
The area enjoys direct connectivity to Matang via the Federal Administrative Complex Highway.
HSL is one of the biggest developers in the Bandar Baru Samariang township. Its original Samariang Aman and follow-up Samariang Aman 2 won the Sheda Excellence Awards in the Masterplanning category.
SA3 is designed by Jurubina Unireka—a Sarawak-based ﬁrmnotable for Sarawak Energy’s Green Building Index certiﬁed new HQ at Kuching Isthmus. Presently, Unireka is spearheading Swinburne Sarawak’s expansion.
Its principal, Ar Chai Long Sen, said SA3 takes full advantage of landed home designs. For instance, all units have high ceilings with skylights and windows for natural lighting and ventilation.
SA3 is also planned with a centralised open space totalling 31acres, equivalent to 16 football ﬁelds put together or roughly the size of Kuching Reservoir Park.
“If you start from day one to create the meaningful green space to connect dwelling units to central public green, it will be a more meaningful experience for residents,” Chai said
“Inside, we’ve considered overall layout, striking a balance of the space, creating optimal space for the kitchen, dining- living areas and sleeping proper.”
Current and future phases of SA3 also feature designs by PDC Group, best known for the Pandelela Rinong Aquatic Centre.
Two new SA3 showhouses — Rumah Mewah and Rumah Ramah — are slated to open after the Movement Control Order ends. Both are by Lucas Goh, the designer and owner of Borneo Mansion, which won the 2019 Malaysian Institute of Architects Awards in the bungalow category.
